Confirm the people and property
Verify the current tenant, landlord or manager through independent channels. Confirm the person advertising has permission to do so.
Read the documents
- Primary lease and relevant subleasing provision
- Written landlord approval
- Sublease, assignment or new lease agreement
- Complete fee and deposit schedule
- Roommate, guest, pet and parking rules
Review payment safety
Know who receives each payment and why. Avoid gift cards, crypto and unexplained transfers. Keep receipts and do not send sensitive documents through ordinary messages.
Plan the exit before move-in
Confirm the end date, cleaning standard, key return, deposit process, renewal possibility and what happens if school or employment dates change.
