Effective August 14, 2026. These summary terms explain the marketplace’s role, user responsibilities and major limitations. Obtain counsel before public launch to tailor them to every jurisdiction.
Marketplace role; no brokerage
SubleaseDirectory provides advertising, discovery, communication and optional promotion services. We are not a real-estate broker, property manager, landlord, tenant, guarantor, escrow agent, payment processor, insurer, attorney or party to any lease or housing transaction. We do not negotiate leases or guarantee approval, occupancy, payment, condition, legality or performance.
No legal, tax or financial advice
Content is general education and is not legal, tax, financial or housing advice. Laws, lease terms and required approvals vary. Users should consult qualified local professionals.
Listing accuracy and verification
Listers must provide accurate, current, non-misleading information and have authority to advertise. Verification is limited to the specific evidence reviewed at the time. “Landlord approval verified” does not guarantee identity, safety, property condition, future availability, payment performance or legal enforceability. Paid promotion never creates a verification label.
User due diligence and scam prevention
Users must independently verify identities, property, authority, lease terms, approvals, fees and payment instructions. Do not send irreversible payment or sensitive documents until satisfied. We may review, reject, suspend or remove content, but do not promise to detect every scam, duplicate or error.
Fair housing and prohibited content
Users must comply with the Fair Housing Act and applicable state and local laws. Listings may not express unlawful preferences or discrimination based on protected characteristics. Accessibility, shared-housing and owner-occupied exemptions can be fact-specific; users remain responsible for lawful wording and decisions.
Payments and refunds
Stripe and PayPal process listing-service payments under their own terms. Fees purchase the described service or promotional period, not a successful match. Rent, deposits and application fees are not collected by SubleaseDirectory in this release. Unless required by law or stated at purchase, consumed promotion and completed verification-review services are nonrefundable.
Acceptable use
No fraud, impersonation, harassment, scraping, spam, unlawful discrimination, malware, rights infringement, duplicate flooding or circumvention. Users grant a limited license to display submitted listing content and confirm they have rights to uploaded text and images.
Limitation and availability
The service is provided “as is” and “as available” to the extent permitted by law. We disclaim implied warranties and are not responsible for user conduct, third-party services, property conditions, lease disputes, lost opportunities or indirect damages. Mandatory consumer rights remain unaffected.
Disputes, changes and contact
Final governing-law, arbitration, venue, liability-cap and entity provisions should be inserted after counsel confirms the operating company and launch jurisdictions. We may update these terms prospectively. Questions: support@subleasedirectory.com.
